We Are a Cleaning Company That Publishes Its Prices.

That sounds like a small thing. In this industry it is not, and it is the clearest signal we can give you about how we intend to work.

Why We Started This

Because buying commercial cleaning in New York is unnecessarily difficult, and it is difficult in a specific, fixable way.

Three vendors quote your office. The bids are forty percent apart and none of them is in the same unit. Nobody will tell you what a fair number looks like. The proposals describe “comprehensive service” and never say what is excluded. Somewhere around month four the quality slides, and there is nothing in the agreement that says what should have happened, so the conversation goes nowhere.

Every one of those is a documentation problem, not a cleaning problem. Cleaning is not hard to do well. It is hard to do consistently, without measurement. So we built the company around the measurement, and we publish the parts that other companies keep behind a quote form.

What We Actually Do Differently

  • We publish pricing. Per square foot, per visit, per month, by office size — including the labour arithmetic underneath it. An office manager who understands the cost structure is a better client than one who is guessing. The full breakdown.
  • We publish what is excluded. Every service page has a list headed “what is not included unless you ask for it.” It exists because almost every dispute in this industry traces to something one party assumed was in scope.
  • We publish our contract terms. Thirty-day initial period, then month-to-month. No auto-renewal into a fresh annual term. No early termination penalty. CPI-capped escalation. Here they are.
  • We score the work and send you the score. A weekly supervisor inspection and a monthly audit on a 100-point scale, with a contractual floor of 85 and a written escalation ladder below it. You get the number whether it is good news or not.
  • We answer the questions with numbers. Fifty of them, sourced, including the ones where the honest answer is “you probably do not need this.” All fifty.

Where We Work, and Where We Do Not

We focus on Class B and Class C buildings — the converted lofts, pre-war office stock and mid-rise properties across Manhattan, Brooklyn, Queens, Westchester, Long Island and Bergen County where your lease does not include suite cleaning and you contract it yourself.

Our office is at 149 West 36th Street, in the Garment District, which is not an accident. It is the middle of exactly that building stock: pre-war lofts with freight-elevator-only access, original floor substrates and managing agents who want the paperwork right before anyone gets a badge. We know these buildings because we work in them every night.

Who We Let Into Your Building

Every person who cleans a A-Z Manhattan Cleaning account is our own W-2 employee, and every one of them clears the same gate before they are given a key:

  • Trained before the first shift. Onboarding on chemicals and dilution, equipment, floor-type safety, restroom protocol and cross-contamination control, followed by supervised shifts before anyone works a route alone. Refreshed on an ongoing basis.
  • Background and reference screened. Identity and work authorisation verified, criminal background check run, and previous employers called — not just listed. No labour brokers, no subcontracted crews. What we check.
  • Bonded against theft and loss. A janitorial bond covers our people on your premises, so a problem is a claim rather than an argument.
  • Badged and named. Every cleaner is registered with your managing agent under their own name and appears on the worker roster we file before night one.
  • Verified daily. A supervisor confirms attendance and walks the work every day, logs any variance from the scope that night, and corrects it on the next visit. Those daily records are what produce the monthly inspection score you receive.

This is not a courtesy. In most Class B and Class C buildings you are the party who answers for whoever you sent upstairs, which is why we file the roster and keep it current. Why this matters more than it sounds.

How Long We Have Been Doing This

We have been cleaning New York commercial space since November 2019 — through the shutdown, through the return-to-office years, and through the shift to hybrid schedules that changed how often an office actually needs to be cleaned. Offices, retail storefronts, medical and dental suites, restaurants, gyms, salons, showrooms, co-working floors and warehouses.

The brand A-Z Manhattan Cleaning is new. The operation behind it is not, and we would rather say that plainly than imply either one.

What We Will Not Claim

We do not hold Green Seal GS-42 company certification, ISSA CIMS or GBAC STAR accreditation, and we will not imply that we do. We use Green Seal and EPA Safer Choice certified products and follow GS-42 procedures. When we are audited and appear in a public directory, the listing URL will be on this page. You should apply that test to every vendor you consider, including us. Here is the rubric.

We also do not publish testimonials we cannot attribute or review counts we cannot evidence. As accounts come on, verified reviews and named case studies will appear here with the building type, the square footage and the inspection scores. Until then, this space stays empty, which is more informative than the alternative.
