After-Hours and Overnight Office Cleaning
After-hours office cleaning runs between roughly 6pm and 6am, when your floor is empty. It does not require a New York City Department of Buildings permit — that is a persistent myth. What it requires is building-level vendor authorisation: a Certificate of Insurance on file, vendor registration with the managing agent, a named worker roster and badge credentials.
Almost every office in New York is cleaned after hours, so the interesting question is not whether you want it but whether your vendor can actually execute it in your building. This is where a surprising number of contracts fail in the first month, and the failures are almost never about cleaning ability.
The Permit Myth
Search for after-hours access in a Manhattan office tower and you will find pages about the Department of Buildings After Hours Variance. That is a construction permit. It applies when permitted construction activity runs outside 7am–6pm on weekdays — so it matters if you are doing post-construction cleanup alongside active construction, and it is filed through DOB NOW at least three business days ahead, covering up to fourteen consecutive days. It does not apply to routine nightly office cleaning at all.
What Actually Gates Access
Four things, in order, and each takes time:
- The Certificate of Insurance. Not just adequate limits — the correct additional-insured entities, named exactly as the building's handbook specifies, with the right endorsements attached rather than merely referenced.
- Vendor registration with the managing agent, often through a portal such as Angus, BuildingLink or a Yardi-based system.
- A named worker roster — the building wants the names of the specific people entering, not a company name.
- Badge issuance, which is usually the step that runs long.
The Thing Nobody Tells Tenants
Most Manhattan tenant handbooks contain a line to the effect that building staff will not admit your contractor to your space. You either meet the crew or you provide them with credentials. This is the single most common cause of a “no-show” that was not actually a no-show — the crew arrived and could not get in. Before you conclude your cleaner skipped a night, ask the building for the badge log. It will tell you objectively whether anyone badged in.
Freight Elevators, and the Charges Nobody Quotes
In many buildings the freight elevator has restricted hours and requires an operator, and after those hours the operator is billed to somebody at what handbooks tend to call “prevailing rates” without ever publishing the figure. Ask your managing agent for the actual number before you sign a cleaning contract that assumes late-night freight access, and ask your vendor whether that charge is inside their price or passed through to you.
One more operational reality that never appears in a proposal: HVAC in most commercial buildings runs business hours only. Your night crew is working in unconditioned space. In August that affects how long floor finish takes to dry and, frankly, how long crews stay in this industry.
