Commercial Cleaning in Manhattan

We clean commercial offices across Manhattan, with a focus on Class B and Class C buildings — the converted lofts, pre-war office stock and mid-rise properties where your lease does not include suite cleaning. If you are in a Class A tower, check your lease first: your landlord's contractor may already clean your space through base rent.

What Manhattan Buildings Actually Require

Cleaning here is only half an operational problem. The other half is access. Before anyone works in your suite, your managing agent needs a Certificate of Insurance naming the correct entities, a completed vendor registration, a named worker roster and issued badge credentials. In a Class B or C building that is typically two to five business days. We handle it as part of onboarding and give you a realistic start date rather than an optimistic one.

Then there is freight. Many pre-war buildings have freight-elevator-only access with restricted hours and a required operator, and after those hours the operator is billed at rates handbooks describe as “prevailing” without publishing. We will ask your agent for the figure and tell you whether it sits in our price or is passed through.

Manhattan: Frequently Asked Questions

Do you work in Class A towers?

We can, but we would rather tell you first that in most Manhattan Class A buildings, suite cleaning is already performed by the landlord's contractor and paid through your base rent. Tenants there usually need supplemental service — a day porter, pantry detail, periodic deep cleaning — not a replacement nightly contract. How to check.

How quickly can you start in a Manhattan building?

Two to five business days in most Class B and C buildings. The constraint is the managing agent's insurance review and badge issuance, not our staffing. In a Class A tower with a formal security review, longer.

Is Midtown more expensive than downtown?

Barely, and not for the reason people assume. The prevailing wage schedule distinguishes buildings by size, not address. What moves your price is build-out type, restroom count, floor surfaces and freight access. The submarket comparison.
