Is Office Cleaning More Expensive in Midtown Than Chelsea or SoHo?
Barely, and not for the reason people assume. The City's prevailing wage schedule distinguishes office buildings by size, not by address — the gap between the Class A rate and the Class C rate is about eight cents an hour. Neighbourhood is a proxy for the things that actually move price: building class, whether cleaning is already in your rent, freight access, and build-out type.
The Five Things That Actually Change Your Price
- Whether the landlord already cleans your suite. This is by far the largest factor and it is binary. Most Class A leases include it; most Class B and C leases do not.
- Build-out type. An open loft with one restroom prices very differently from a floor with twelve private offices and two pantries at the same square footage.
- Restroom and pantry density. Minutes, not square feet.
- Freight and loading access. Restricted hours, operator charges and dock reservation limits add real cost, and they vary building to building rather than neighbourhood to neighbourhood.
- Floor and surface mix. Original wood, terrazzo, marble and polished concrete each need specific chemistry and periodic care.

If you are comparing your cost to a friend's in another neighbourhood, compare per square foot per visit and compare build-outs. Two offices of identical size can differ 40% on cleaning cost within the same postcode, and neither is being overcharged.
