What Does Office Cleaning Cost per Square Foot in Manhattan?
$0.12 to $0.28 per square foot per visit for standard recurring office cleaning in Manhattan, which annualises to roughly $1.55–$2.35 per square foot per year at five nights a week. Specialty and deep work runs above $0.30. The single most important thing about that number is the unit: per visit, not per month. Sources that omit the frequency qualifier are the reason published NYC cleaning prices appear to contradict each other.
What Moves You Within the Range
Square footage sets the ballpark. Five other things decide where you land inside it, and they matter more than most buyers expect:
- Restroom count. A restroom takes 12–20 minutes to do properly. Two restrooms in a 3,000 sq ft suite costs meaningfully more per square foot than one restroom in 6,000.
- Pantry and kitchen density. Same logic. A full kitchen with a dishwasher and a coffee programme is a different job from a counter with a kettle.
- Build-out type. Twelve private offices with twelve waste bins and twelve doors take longer than an open floor of the same area.
- Floor type mix. Carpet vacuums fast. Hard floor needs dust mopping and damp mopping, and looks worse faster if it is skipped.
- Glass. Modern fit-outs with demountable glass partitions and phone booths carry a lot of surface that shows every mark.

That worked example is deliberately at the top of the range for a large, dense space — and it shows why the unit matters so much. A vendor quoting “$0.18 per square foot” monthly and one quoting the same figure per visit are 21.7 times apart. Always ask which.
Use 4.33 Weeks, Not 4
A month is 4.33 weeks, so five-night service is 21.7 visits per month, not 20. The difference is about 8% of your annual spend, and it is the most common arithmetic error in cleaning proposals — usually in the vendor's favour.
