Commercial cleaning is the umbrella term for professional cleaning of any business premises — offices, retail floors, medical suites, studios, showrooms and light industrial space. What separates it from residential cleaning is scope documentation, insurance requirements, building access protocols and the fact that it is measured and scored rather than judged by eye.

Recurring nightly service is the contract — the thing that happens every week whether anyone thinks about it or not. For an office that is office cleaning; for a building it is janitorial service. This is 80% of what you will spend.

Periodic work is scheduled but infrequent — deep cleaning quarterly, carpet extraction and floor refinishing once or twice a year, high dusting quarterly, interior glass on a cycle. Budget for it annually or it arrives as an unwelcome invoice.

Project work happens once — post-construction cleaning after a build-out, move-in or move-out at a lease boundary, or emergency response after a water event.

Presence-based service is a person on site during business hours — a day porter. This is the one most offices under-buy and then wish they had.

What Makes Commercial Cleaning Different From a House Cleaner

Four things, and they all cost money. Your building requires a Certificate of Insurance naming specific entities before anyone gets badge access. The people working in your space overnight need to be screened, because the building screens nobody on your behalf. The work has to be specified in a scope exhibit precise enough to settle a dispute. And it has to be inspected against a standard, with the score written down, or quality drifts within a quarter.

A residential cleaner does none of that, which is why residential pricing is not a useful benchmark and why the “average cost” figures you find online — largely scraped from home-services marketplaces — will mislead you badly.

From about 1,200 square feet up to roughly 100,000. Below 1,200 the economics of a nightly crew rarely work and you are usually better served by two or three visits a week. Above 100,000 you should be looking at an open-book management-fee structure rather than a flat monthly fee, and we will tell you so.
