Commercial Move-in and Move-Out Cleaning
Move-out cleaning exists to satisfy your lease. Most commercial leases require the space to be surrendered in broom-clean condition, and a landlord who decides you did not meet it will do the work themselves and take it out of your security deposit at their contractor's rate. Move-in cleaning is the commissioning clean that makes new space genuinely ready for people.
Move-Out: Read the Surrender Clause First
“Broom-clean condition” is a term of art and your lease may define it more specifically — sometimes requiring removal of all cabling, signage, wall anchors and tenant-installed fixtures, sometimes requiring restoration of alterations. The cleaning is the easy part; the disputes are almost always about what should have been removed.
Pull the surrender clause before you book anything, and if the language is ambiguous, ask the managing agent in writing what they expect to see. A twenty-minute email exchange in advance is cheaper than a deposit deduction argued after the fact.
Documentation Is the Part People Skip
We photograph the space on completion, date-stamped, room by room, and give you the file. When a landlord raises a condition claim six weeks later, that file is the entire argument. Offices that skip this step lose disputes they would have won.
Move-in: What a Commissioning Clean Is For
New or newly vacated space is not clean, even when it looks it. If there was a build-out, there is construction dust in the vents and film on every pane of glass. If a previous tenant just left, there is whatever their cleaning contract did not cover for the last three years — typically everything above eye level and everything behind the furniture that has now gone.
A commissioning clean is the one moment when the space is empty and every surface is reachable. It is the cheapest deep clean you will ever buy, and skipping it means starting your occupancy from a baseline you will never get back to.

This list exists on purpose. Almost every dispute between an office and its cleaning company traces back to something one party assumed was in scope and the other did not.

When should the move-out clean happen?
After furniture and equipment are gone and after any de-installation work is finished — but before your final walkthrough with the landlord. Book it for the day before the walkthrough so nothing happens in the space in between.
What does it cost?
$0.20–$0.45 per square foot for a move-out restoration clean, depending on how much adhesive, cabling and signage removal is involved. A 5,000 sq ft office is typically $1,000–$2,250. Move-in commissioning cleans price similarly to a deep clean at $0.30–$0.55 per square foot.
Will this satisfy our landlord?
It satisfies broom-clean condition, which is what most leases require. It does not satisfy a restoration obligation if your lease requires you to remove alterations and return the space to its original configuration — that is construction work. Read the surrender clause and tell us what it says; we will tell you honestly which parts we cover.
