Office Cleaning Services in NYC

Office cleaning is the recurring nightly contract that covers trash and recycling removal, restroom cleaning and restocking, pantry and breakroom surfaces, vacuuming and hard-floor care, high-touch disinfection, glass spot-cleaning and conference room reset. In New York it typically runs $0.12–$0.28 per square foot per visit and is performed after 6pm, five nights a week for most offices.

The mistake most offices make is buying office cleaning as a commodity — three quotes, pick the middle one, sign whatever arrives. Then in month four somebody notices the baseboards have not been touched since March, the account manager stops returning calls, and there is nothing in the agreement that says what should have happened. The work was never actually specified, so there is nothing to hold anyone to.

We scope by area rather than by task list. A reception area, an open floor, a private office corridor, a restroom and a pantry each have their own line items and their own frequency, and the document says explicitly what is not included. It is a longer proposal than you are used to receiving. It is also the reason our clients stop having this conversation.

What a Night Actually Looks Like

A typical 5,000 square foot office takes one to two cleaner-hours. The crew badges in at the building's designated time, works a fixed route so nothing gets skipped when someone is covering for a colleague, and the supervisor signs off before badge-out. Trash and recycling leave the floor to the building's compactor or dock — we do not haul waste off site, which is a licensing distinction worth understanding.

Restrooms come first, because a restroom that has been missed is the complaint that reaches your inbox by 9:15am. Then pantry and kitchen surfaces, then vacuuming and hard floors, then detail work on a weekly rotation so that every part of the space gets attention on a schedule rather than whenever someone remembers.

Class B and C Is Where We Work

We deliberately focus on Class B and Class C buildings — the converted lofts, pre-war office stock and mid-rise properties where your lease does not include suite cleaning and you have to contract it yourself. These buildings have their own realities: freight elevators with limited hours and an operator who costs money after 4pm, aged floor substrates that will not survive aggressive stripping, and managing agents who want a Certificate of Insurance naming three entities before anyone gets a badge. We handle that as part of onboarding.

  • High-touch disinfection: door handles, light switches, elevator buttons, shared appliance handles
  • Pantry and breakroom counters, sinks, tables, chairs and appliance exteriors
  • Vacuuming of carpeted traffic lanes; dust-mop and spot-mop of hard floors
  • Spot cleaning of glass doors, partitions and entry glass
  • Conference rooms tidied, surfaces wiped, chairs reset
  • Entryway and walk-off matting cleaned
  • Weekly rotation: full-coverage vacuum including under desks and edges, damp-mop all hard floor, dust horizontal surfaces, baseboards, interior glass

What Is Not Included Unless You Ask for It

This list exists on purpose. Almost every dispute between an office and its cleaning company traces back to something one party assumed was in scope and the other did not.

  • Refrigerator and freezer interiors (scheduled add-on, typically monthly or quarterly)
  • Washing employee dishes or clearing personal food containers
  • Descaling coffee or espresso equipment; water cooler jug changes
  • Restroom and pantry consumables themselves — supply model agreed separately
  • High dusting above 10 feet (quarterly add-on)
  • Carpet extraction, floor stripping, refinishing and burnishing (scheduled periodic work)
  • Window exteriors and any work requiring a suspended scaffold or rope descent
  • Server rooms, IDF and MDF closets — excluded by policy, never keyed to a cleaning vendor
  • Confidential paper disposal — we do not move or discard documents left on desks
  • Plant care, personal desk items, employee kitchenware

Office Cleaning: Frequently Asked Questions

How many nights a week do we need?

It depends far more on occupancy than on square footage. A hybrid office occupied Tuesday through Thursday is usually well served by three nights aligned to those days, with restrooms and trash covered on every occupied day. A five-day, client-facing office generally needs five nights, and above about fifty people a day porter starts to earn its cost. Full frequency guidance here.

What time do your crews work?

The standard window is 6pm to midnight, which is when most buildings permit vendor access and when your floor is empty. Earlier evening, overnight and weekend windows are all available — the constraint is usually the building's freight elevator hours, not our staffing. More on after-hours access.

Do you supply the equipment and chemicals?

Yes. Vacuums, microfibre, mops, buckets and all cleaning chemistry are ours, included in the monthly fee. Restroom and pantry consumables — tissue, hand towel, soap, liners — are a separate line, and in many multi-tenant buildings the common-area restrooms are stocked by the building already. Will it be the same people every night?

That is the intention and it is written into your agreement: a named crew roster on your account, a cap on substitutions, advance notice of any personnel change, and a named backup crew already badged into your building so a call-out does not become a missed night.
