How Often Should a Manhattan Office Be Deep Cleaned?

Quarterly for most offices; semi-annual is the practical floor. A 40-person Manhattan office is typically 4,000–8,000 sq ft at current density standards, and should be deep cleaned quarterly, at roughly $1,800–$3,000 per clean or $7,200–$12,000 a year. Modifiers That Raise the Frequency

The New York Seasonal Argument

If you only do two deep cleans a year, put one in March or April. Between November and March, six months of sidewalk salt, sand and grit come into your space on shoes. It abrades floor finish, embeds in carpet backing and works into every corner. The post-winter clean recovers more condition per dollar than any other timing, and it extends floor finish life — which is where the real money is.

The second useful slot is September, after a summer of heavy HVAC load has moved a great deal of dust onto every horizontal surface above eye level.
