Commercial Deep Cleaning
Commercial deep cleaning is the scheduled detail work that nightly service does not cover — high dusting, vents and diffusers, baseboards, appliance interiors, full-coverage vacuuming under and behind furniture, wall and switch-plate cleaning, and detailed restroom descaling. It runs $0.30–$0.55 per square foot and most offices need it quarterly.
Nightly cleaning is a maintenance operation. It holds a standard; it does not recover one. Over a quarter, soil accumulates in the places a nightly route cannot reach in ninety minutes — behind the monitors, along the baseboards, on the tops of partitions, inside the vents, in the grout. Deep cleaning is the scheduled reset.
The New York Seasonal Argument
If you only do one deep clean a year, do it in March or April. Between November and March, six months of sidewalk salt, sand and grit come into your space on shoes. It abrades floor finish, embeds in carpet fibre and works its way into every corner. A post-winter deep clean recovers more condition per dollar than any other timing, and it extends the life of your floor finish, which is where the real money is.
A second useful slot is September, after a summer of heavy HVAC load has moved a great deal of dust through the vents and onto every horizontal surface above eye level.
Deep Clean Versus Restoration
Worth being honest about the boundary. Deep cleaning recovers a space that has been maintained. If floor finish has been worn through to bare tile, if grout is permanently discoloured, or if carpet has been walked on for six years without extraction, deep cleaning will improve it but not fix it — that is restoration work, priced differently. This list exists on purpose. Almost every dispute between an office and its cleaning company traces back to something one party assumed was in scope and the other did not.
- Carpet hot water extraction and floor stripping/refinishing (separate periodic services)

- Employee personal belongings, papers and desk items — we clean around them
- Mould, asbestos, lead or biohazard remediation

How often should we deep clean?

What does a deep clean cost?
$0.30–$0.55 per square foot — roughly 20–50% above your standard nightly rate on a per-visit basis. A 5,000 sq ft office is typically $1,500–$2,750. Ignore the sub-$600 “average” figures in search results; those come from residential data.
Does it have to happen on a weekend?
Not necessarily, but it usually should. A deep clean takes considerably longer than a nightly visit and involves moving furniture, wet work and drying time. A Saturday gives us the runway without pressure, and gives floor finish time to cure before Monday.
Can we deep clean one floor at a time?
Yes, and for larger offices that is usually the better plan — a rolling quarterly programme where a different zone gets the deep treatment each month, so the whole space cycles through the year without a single disruptive weekend.
