Day Porter Services
A day porter is a cleaner assigned to your property during business hours — typically four to eight hours a day — handling restroom rounds, pantry resets, spill response, conference-room turnovers, trash pulls and lobby presentation while people are actually in the building. It is priced hourly and is separate from your nightly contract.
Night cleaning solves the volume problem. It does nothing about the eleven hours between when your team arrives and when the crew comes back.
By 2pm on a busy day the third-floor restroom is out of paper towel, someone has spilled coffee in the corridor, the 9am conference room still has yesterday's cups on the table, and the pantry sink is full. None of that is a nightly-crew problem. It is a presence problem.
When a Day Porter Starts Paying for Itself
Three signals, and if two of them are true you probably need one:
- Headcount above roughly fifty on site, or restroom traffic that empties a dispenser before the end of the day.
- Client-facing space. If prospects, patients or investors walk through your reception, the state of it at 3pm matters more than its state at 7am.
- Someone on your team is already doing it. If your office manager is restocking paper towel and wiping down the conference room between meetings, you are paying a salaried employee to do porter work — usually at a considerably higher hourly cost.
What a Porter's Day Looks Like
Structured rounds, not ad hoc reaction. A morning pass through restrooms and pantries before peak, a mid-morning lobby and entry check, a lunch-period pantry reset, an afternoon restroom round, conference-room turnovers between bookings, and continuous availability for spills and requests. Trash pulls from high-volume points so bins are not overflowing by 4pm.
In a multi-tenant building the porter also becomes the person who notices things — a leaking valve, a burnt-out lamp in the elevator lobby, matting that has curled into a trip hazard, a delivery blocking the dock. That reporting function is often worth as much as the cleaning.

How many hours a day do we need?
Four hours covers a single office of fifty to a hundred people reasonably well — usually a mid-morning to mid-afternoon block spanning the lunch peak. Eight hours makes sense for multi-tenant buildings, heavy client traffic, or offices above roughly 150 people. We would rather start you at four and add hours than sell you eight you do not need.
Is the porter the same person every day?
Yes, with a named backup. A porter's value compounds as they learn the building — which conference room is booked back-to-back, which dispenser runs out first, which tenant to call about the dock. Rotating that role away destroys most of the benefit.
Can the porter also do the nightly cleaning?
In smaller offices, sometimes — a split shift with a few hours mid-day and the balance after close can work well and is often the most economical structure under about 8,000 square feet. Above that the two jobs pull in different directions and separate coverage is better.
How is a day porter priced?
Hourly, as a separate line on your agreement rather than folded into the per-square-foot rate. That keeps it visible and lets you scale the hours up or down as your occupancy changes without renegotiating the whole contract.
