Commercial Restroom Cleaning and Sanitation

The restroom is the complaint that reaches your inbox by 9:15am. Nightly restroom service covers full disinfection of fixtures, mirrors, partitions and floors plus consumable restocking. What separates adequate from good is the periodic work: descaling, grout, partition tracks, dispenser interiors, floor edges and drains — and treating odour at its source rather than masking it.

More cleaning contracts are lost over restrooms than over anything else, and it is not usually because the restroom was dirty. It is because it ran out of paper towel at 2pm on a Tuesday.

Odour Is a Floor Problem, Not an Air Problem

Persistent restroom odour almost never comes from the fixtures. It comes from urine salts that have penetrated grout lines and the floor-to-wall junction behind and beside the fixture, and from dry floor drains letting sewer gas back into the room. Air freshener masks it for about forty minutes and then you have a scented version of the same problem.

The fix is periodic enzymatic treatment of grout and floor junctions, proper attention to the base of the fixture rather than just the bowl, and keeping floor drain traps charged. It is not glamorous and it is the difference between a restroom people complain about and one they do not.

Descaling and Hard Water

New York water is moderately hard, and mineral scale builds in bowls, urinals, faucet aerators and around flush valves. It is not removed by a nightly clean; it needs a periodic acid descaling — on a schedule, with a product appropriate to the fixture. On chrome, brass and any stone surround, the wrong descaler causes permanent damage, which is why this is scheduled work rather than something a crew improvises when a bowl looks bad.

The Stock-Out Problem

Running out is a par-level problem, not a cleaning problem. We set par levels per dispenser based on your actual consumption, check them nightly, and flag when consumption changes — because a sudden jump usually means a dispenser is jamming and wasting product, not that people are using more.

Why does our restroom still smell after cleaning?

Who is responsible for restocking toilet paper and soap?

It depends which of the three supply models you are on, and in many multi-tenant Manhattan buildings the common-area restrooms are cleaned and stocked by the building already, billed through your operating expenses. Check your lease before you buy anything.

How do we stop running out mid-day?
