Disinfection means applying an EPA-registered product and keeping the surface visibly wet for the product's full label contact time — commonly one to ten minutes. A spray-and-wipe in three seconds is not disinfection; it is cleaning with an expensive product. Surfaces must also be cleaned before they are disinfected, because soil neutralises the active ingredient.
Most of what is sold as disinfection in this industry is theatre. We would rather explain how it actually works and then sell you the amount you need.
The Contact Time Problem
Every EPA-registered disinfectant carries a label contact time — the number of minutes the surface must remain visibly wet for the claimed kill. It ranges from about one minute to ten depending on the chemistry and the organism. In practice, a cleaner moving at normal speed wipes a surface dry in a few seconds, which means the product never achieved its contact time and the surface was cleaned but not disinfected.
This is the single most common failure in commercial disinfection, it is invisible, and almost nobody audits for it. Our crews are trained on dwell time by product, and it is on the inspection checklist.
Verify Your Vendor's Product in Sixty Seconds
You do not have to take anyone's word for it. Find the EPA Registration Number on the product label — it looks like 1234-56 or 1234-56-789. Take the first two number sets and search them on the EPA's List N tool. If the base registration matches, the product qualifies, even if it is sold under a different brand name. Ask any prospective vendor to photograph the label of the disinfectant they will actually use in your space, then check it yourself.
When You Should Not Buy This
Honest version: routine nightly disinfection of every horizontal surface in a normal office has very limited evidence behind it. What actually reduces transmission is high-touch point frequency, accessible hand hygiene, ventilation, and people staying home when they are ill. Fogging an entire open floor nightly is expensive and largely performative.
Where enhanced disinfection genuinely earns its cost: during a documented outbreak, in medical and dental settings, in shared-desk and hot-desking environments, in gyms and childcare, and seasonally from October to March when you can justify raising high-touch frequency rather than spraying everything.

Is disinfection different from cleaning?
Yes, and the order matters. Cleaning physically removes soil and most microorganisms with detergent and friction. Disinfection uses a registered chemical to kill what remains — but only if the surface was cleaned first and only if the product stays wet for its full label contact time.
Do we need nightly disinfection?
Probably not everywhere. High-touch points, restrooms and shared equipment, yes. Every desk and every horizontal surface, no — the evidence is thin and the money is better spent on frequency at the points that matter. We will scope it that way and tell you why.
What about electrostatic spraying and UV?
Both are legitimate adjuncts with real applications and both are oversold. Electrostatic sprayers improve coverage on complex geometry but do not remove the requirement to clean first or to respect contact time. UV-C has genuine efficacy under controlled conditions that a portable unit in an open office rarely achieves.
