Office Cleaning in Hudson Yards

Before you hire anyone in Hudson Yards, read your lease. The district is almost entirely new Class A stock, and in most of those buildings suite cleaning is performed by the landlord's contractor and paid for through your base rent. Tenants who contract separately there are usually buying supplemental service — day porter coverage, pantry service, event turnarounds or specialist work — not a replacement nightly contract.

What Is Actually Different About the District

Hudson Yards is among the newest and most sustainability-dense office districts in the country, with building-level environmental commitments and a district energy plant. Practically, that raises the documentation bar on cleaning: green product certifications, written cleaning plans, equipment specifications and training records get asked for in a way they rarely are elsewhere, because the building's own certification depends on them.

The tenant mix — finance, law, media and technology headquarters — also means after-hours-only access as standard, confidentiality requirements, secure document handling, and in many cases vendor screening beyond building standard.

What Supplemental Service Usually Looks Like Here

  • Day porter coverage through business hours — the most common gap, because landlord cleaning is a night operation and says nothing about 2pm.
  • Pantry and kitchen service at a standard above base-building scope.
  • Conference centre and event turnarounds.
  • Specialist periodic work — deep cleaning, glass, upholstery — where base-building scope covers vacuuming and trash and little else.
  • Post-construction cleaning after a fit-out or reconfiguration.

What Base-Building Cleaning Typically Includes — and Does Not

A typical Class A base-building scope is: carpets vacuumed, unobstructed surfaces dusted, trash emptied, five nights a week. Read that carefully. Unobstructed surfaces means a desk with papers on it is not dusted. It does not include pantry detail, appliance interiors, glass beyond spot cleaning, high dusting, or anything on a periodic schedule. That gap is where supplemental service lives, and it is worth knowing exactly where the line falls in your building before you either duplicate or assume.
