Cleaning SLA Benchmarks: Response Times, Inspection Cadence and Remedies
Emergencies: 15–30 minutes during staffed hours. Urgent issues: same business day. Standard requests: next business day. But the benchmark that actually matters in New York is the one nobody publishes — who answers at 11pm, when the work is happening and the account manager has gone home.

Named Roles, Named Response Times
- Account manager — business hours; acknowledge within 2 hours, resolve or plan within 24.
- Night supervisor — on site and reachable during the service window.
- 24/7 dispatch line — 30 minutes.
- Owner or director escalation — 4 hours.
All four should be names with mobile numbers in the agreement, not a portal and a general inbox.
Inspection Cadence and Thresholds

Score thresholds on a 100-point scale: ≥85 target for commercial office; 80–84 triggers immediate corrective action; healthcare targets ≥90. SLA compliance target ≥95%.
The Remedy Schedule
- Single service failure — one day's service fee credited, re-clean within 24 hours.
- Full no-show — entire nightly fee credited, make-up clean within 24 hours.
- Pattern — formal cure notice, 15-day cure period, termination right on failure to cure.
- Score below floor two consecutive months — written improvement plan. Three consecutive months — termination right.
Red Flags in a Proposal
- No named account manager
- Portal-only intake with no phone number
- No after-hours number at all — on a nightly service contract
- No written inspection reports delivered to the client
- An account manager carrying 50+ accounts. Ask the ratio. It is a fair question and the answer is informative.
