The difference from a standard office is turnover and visibility: hot desks change hands daily, phone booths are used constantly, kitchens run all day, and members judge the space continuously rather than once. This is a day porter business with a night crew behind it, not the other way round.

Not on the desk. In a shared space, members experience the common areas dozens of times a day and their own desk once. A kitchen that is chaotic at 3pm or a restroom out of paper towel at 2pm does more damage to renewal than anything a night crew can fix.
That makes daytime presence the primary spend, which inverts the usual budget. Most operators under-invest in day porter hours and over-invest in overnight scope.
Phone Booths Are the Worst Surface in the Building
Small, enclosed, no ventilation, heavy use, and a surface people breathe directly onto. They need high-touch disinfection multiple times a day, not once a night, and they need odour management that is not just a scented spray. This is the single most common complaint in flex space and the easiest to fix with a proper daytime round.
Events, and the Morning After
Flex operators run events, and an event ends at 9pm on a Thursday with a floor full of glasses, catering debris and rearranged furniture — and members arriving at 8am Friday. Event turnaround needs to be scoped and priced in advance rather than negotiated at 10pm.

Frequently Asked Questions
How many day porter hours does a co-working floor need?
As a rough guide, one porter covers a single floor of up to about 150 members reasonably well. Multi-floor operations or spaces above that generally need either a second porter or an extended shift. We would rather scale up from a realistic starting point than sell you hours you do not need.
Can you handle event turnarounds?
Yes, scoped and priced in advance so it is not a negotiation at 10pm. Tell us your typical event pattern and we will build it into the agreement as a defined add-on with a fixed rate.
What about member complaints?
Your community team should have a direct number to the porter and to the account manager, not a portal. Most flex-space complaints are solvable within ten minutes if the right person hears about them, and unsolvable by the following morning.
